Overview

How stamp duty works in VIC

In Victoria, stamp duty is officially called land transfer duty and is collected by the State Revenue Office (SRO). It is based on the purchase price or market value of the property, whichever is greater, and is generally payable at settlement. Duty rises steeply as prices go up, so for many Melbourne and regional buyers it is a major cost to plan for alongside your deposit and lender fees.

First home buyers pay no duty on a home up to $600,000, with a sliding concession up to $750,000. Owner-occupiers who are not first home buyers may get a principal place of residence concession on homes up to $550,000. If you buy or build a new home valued up to $750,000 you may also receive the $10,000 First Home Owner Grant. A specialist broker from our partner network can help you check which of these apply to you.

FAQs

Stamp duty in VIC: common questions

How much stamp duty do first home buyers pay in Victoria?

Nothing on a home priced up to $600,000, if you meet the eligibility rules. Between $600,000 and $750,000 you pay a reduced amount that increases with the price, and above $750,000 the standard rates apply.

Is the Victorian First Home Owner Grant available on established homes?

No. The $10,000 grant is only for new homes, including homes you build, valued at up to $750,000. You may still qualify for the first home buyer duty exemption or concession on an established home.

What is the Victorian off-the-plan concession?

It lets eligible buyers pay duty on a reduced value when buying an apartment, unit or townhouse off the plan. It applies to contracts signed between 21 October 2024 and 20 October 2026, and a specialist broker from our partner network can help you understand how it affects your costs.
